Lighthouse Investment Partners has a well-established framework for originating investments from external investors and channelling it into property development and/or investment transactions in the form of Subordinated Debt and/or Preferential Equity.
We have multiple investment vehicles in-house that can be used for these purposes. Lighthouse Investment Partners acts as the Investment Manager for these investment vehicles.

Co-investment by Lighthouse Investment Partners - each project where investors’ capital is deployed will entail principal investment from Lighthouse Investment Partners. This aligns the objectives of the investors with that of the investment manager

Investors’ capital will always rank ahead of any investment from Lighthouse Investment Partners

Robust due diligence on the underlying security assets and project by Lighthouse Investment Partners and usage of experienced third party experts as needed

Strong project and Sponsor credentials

Meaningful cash equity contribution from Sponsor

Any Senior debt needed by the project will be arranged by Lighthouse Capital Partners, ensuring that the capital stack entails aligned stakeholders
